Pre Purchase Timber Pest Inspection Geelong
Because Every Property Deserves a Closer Look
A timber pest inspection covers the three things that eat, bore into or rot the timber in an Australian house: termites, borers and wood decay fungi.
Most buyers book it as a pre purchase building and timber pest inspection, so the structure and the timber get looked at in the one visit and come back as two reports.

Timber Pest Inspections Across Geelong and Melbourne’s West
Timber pest is the industry word for anything that damages structural timber biologically. Termites get the attention because they do the most damage the fastest. Borers quietly turn a hardwood floor to powder over years, and wood decay fungi soften a bearer until it gives, usually where water has been sitting against it for a long time.
A pre purchase timber pest inspection looks for all three, plus the conditions that let them start. The report separates what is active now from what happened years ago and has stopped.

Why Choose Building & Pest Inspection Geelong for Your Timber Pest Inspection?
Plenty of quotes for a timber pest inspection Geelong buyers get back are for a termite check with a different name on the invoice. Borer flight holes in a floor, fungal decay in a bearer end and a rotten fence post carrying workings toward the house all get missed by an inspector who is only looking for mud leads.
All Three Timber Pests
Termites, borers and wood decay fungi, each recorded separately in the report.
One Visit, Two Reports

What Makes Building & Pest Inspection Geelong Different?
Borer damage is the one buyers rarely ask about and often pay for. Fine holes across a floorboard with powder underneath means something is still working in there; the same holes with no powder means it finished years ago. The difference decides whether a floor gets sanded or replaced, so the report states which one it is and shows the photo it came from.
Wood decay fungi need moisture to keep going, which puts them under leaking showers, behind failed downpipes, in bearer ends built into damp brickwork and along the bottom of a poorly drained deck. Fix the water and the fungus stops, so every finding is written with the source next to it rather than as a repair on its own.
Termites go in the same report, graded by whether the workings are damp and rebuilt or dry and abandoned, with the conditions on the block that raise the risk listed underneath.

Timber Pest Inspection Geelong FAQs
What counts as a timber pest?
Three groups. Termites, which build mud workings and eat timber from the inside. Borers, whose larvae tunnel through seasoned timber and leave small round flight holes with fine powder below them. Wood decay fungi, which soften and crumble timber that has stayed wet. A pre purchase timber pest inspection covers all three, along with the drainage, ventilation and landscaping conditions that let any of them establish. A termite only check covers one of the three.
Is a building and timber pest inspection one job or two?
One visit, two reports. The building inspection assesses the structure, roof, drainage and defects. The timber pest inspection assesses what is living in or rotting the timber. They are separate qualifications, so they cannot legitimately be merged into a single document, but there is no reason to make two appointments for them. Buyers in Bell Park and Norlane usually book the pair, especially on older weatherboard homes.
How do you tell active borer damage from old damage?
Powder. Live borers push fine frass out of the flight holes, so it collects on the surface below or blows into the corners of a room. Old holes are clean, greyed and often painted over. We tap the boards as well, because a floor that has been eaten out sounds different to a solid one. In a Marshall or Whittington house with hardwood floors this is a five minute check that changes the repair estimate substantially.
Where does wood rot usually turn up?
Wherever water has been sitting. Bearer and joist ends built into damp brickwork, the base of posts on an unsealed deck, under a shower that has been leaking through the waterproofing, around a downpipe discharging at the wall, and in window sills on the weather side. Coastal properties around Portarlington and Queenscliff cop the weather from both directions, so sills and deck framing are worth a close look before you buy.
Do you inspect the fences and the shed too?
Yes, everything inside the boundary that is made of timber. Old paling fences and stumps are the most common starting point for termites, and a nest in a fence line is only a few metres from the house. Sheds, pergolas, retaining walls and stacked firewood are all part of the inspection. It is common for the house to be clear and the fence to be full, which is a finding worth having before settlement rather than after.
How long does the inspection take and when do I get the report?
Allow an hour to two hours for a standard house, longer where the subfloor is tight or the block is large. The written report with photographs comes back to you inside 24 hours. If we find something serious we ring you the same day rather than letting you read it for the first time in a document, because on a contract with a finance or building and pest condition running, a day matters.
Will the inspection open up walls or lift the floor?
No. It is a non invasive inspection, so linings, floor coverings and stored goods stay where they are. Every area that could not be reached on the day is listed as a limitation in the report, rather than being passed over quietly. If an unreachable area looks high risk, we say what we would do about it, which is usually a further inspection once the property is empty.
Do new homes need a timber pest inspection?
They do. A slab and a physical barrier lower the risk, they do not remove it, and both stop working the moment a garden bed, path or pergola bridges the slab edge. Wood decay is also common in new builds where site drainage was never finished properly. In the newer estates through Tarneit, Wyndham Vale and Fyansford, landscaping added after handover is the single most common reason a young house fails a timber pest inspection.
