Pre Purchase Pest Inspection Geelong | Local Pest Inspectors

Because Every Property Deserves a Closer Look

A pre purchase pest inspection is the check that tells you whether the house you are about to buy has termites in it, has had them before, or is set up to get them.

Timber damage is not covered by home insurance. Once the contract goes unconditional, whatever is chewing through the frame belongs to you.

Building & Pest Inspection Geelong inspects the subfloor, the roof space, the wet areas, the fences and the yard, then photographs every finding for you.

Pest Inspections for Buyers Across Geelong and Melbourne’s West

Buyers book a pest inspection for one thing: to find out what the timbers are doing before the money moves. Some properties come back clear. Some come back with mud tunnelling up a stump and a repair bill worth negotiating over. Either answer is worth having in writing.

We inspect what can be reached and safely assessed, record what we cannot get to, and never cut into a wall or a floor to look. Nothing gets guessed at.

Inspections we carry out:

Building Inspections

Independent structural and condition inspections on homes across Geelong.

Building and Pest Inspections

One visit covering the building condition and a full timber pest inspection.

Why Choose Building & Pest Inspection Geelong for Your Pre Purchase Pest Inspection?

Termites do their work out of sight. They come up through a crack in the slab, follow the frame behind the plaster and leave the paint surface looking untouched until a door starts sticking. That is why a pre purchase pest inspection in Geelong is done with a moisture meter and a torch in the subfloor rather than a walk through the house at an open inspection.

No Treatment to Sell You

We inspect and report. Nobody here earns anything from the termite work that follows.

Booked Around Your Contract

Tell us the date your finance or cooling off clause ends and we will inspect before it.

Damage Put in Context

Old borer holes and live termite activity are very different problems, and the report says which.

What Makes Building & Pest Inspection Geelong Different?

Your pest inspection report goes to you. The agent does not get a copy, the vendor does not get a preview, and no finding gets worded softly to keep a sale on track.

We inspect the whole property, not just the house. Termites reach a home through a fence line, a garden bed, a stack of firewood or a dead stump at the back of the block, and those get looked at too.

Every finding is photographed with its location, so you can send the report to a treatment company for a quote and use the figure in your negotiation.

How a Pre Purchase Pest Inspection Runs

Step 1: Send Us the Address

Tell us the property and the date your cooling off or finance clause ends.

Step 2: We Inspect the Property

Subfloor, roof space, wet areas, timbers, fences and the yard inside the boundary.

Step 3: A Call if It Is Urgent

Live termites mean a phone call the same day, well before the written report lands.

Step 4: Report and Your Options

Photographed findings emailed as a PDF, then we talk through what it means for the purchase.

Pre Purchase Pest Inspection Geelong FAQs

How long before settlement should I book a pre purchase pest inspection?
As soon as the contract is signed, or before you bid at auction. Cooling off in Victoria is three business days, and finance clauses usually run two weeks, so the useful window is short. Buyers in Highton often call us the morning after an open home and we inspect within a couple of days. If you are bidding at auction there is no cooling off at all, so the pest inspection has to happen before the hammer falls, not after.

The vendor already has a pest report. Should I still get my own?
Get your own. A report commissioned by the seller was written for the seller, and you have no idea how old it is or what access the inspector actually had on the day. Termites can establish in a wall frame in a matter of months, so a report from last spring says very little about the property now. Buyers in Grovedale hand us vendor reports regularly and we still inspect from scratch.

What happens if you find live termites in a house I am buying?
You get a call from us that afternoon, before the written report, because the timing matters when a clause is running. The report then shows where the activity is, how far it appears to have travelled and what the damage looks like at the points we could reach. From there you either walk away, ask for a price reduction, or make treatment and repair a condition of settlement. Plenty of Ocean Grove purchases have gone ahead after a find, just at a different number.

Does a building pest inspection cover the shed and the fences?
Yes. Everything inside the property boundary gets inspected, because that is where a termite nest usually is. Fences, stumps, retaining walls, sheds, carports, decks, tree stumps and the garden beds against the house all get checked. On Torquay blocks with old paling fences the fence line is where we find activity more often than the house itself, and it is only a matter of time before it moves inland toward the frame.

Can I get the pest inspection and the building inspection in the one booking?
That is how most buyers do it. One inspector attends, covers the structure and the timber pests in the same visit, and you get it in one report rather than lining up two trades and two sets of findings. It is the cheaper way to do it too. Ask for a building pest inspection when you call and we will quote it that way for the Werribee or Point Cook property you are looking at.

What if the subfloor is too tight to get into?
We report it as inaccessible and say exactly which part was out of reach, rather than pretending it was inspected. Older places in Newcomb often have subfloors with less than the clearance needed to crawl. Where access is limited we use what we can get to: the perimeter, the stumps we can see, moisture readings on the floors above, and the roof space. If the risk looks high we will tell you it is worth opening an access hatch before settlement.

Is termite damage covered by home insurance?
No, and this is the part buyers find out too late. Standard home policies exclude damage caused by termites, borers and rot, which means the repair comes out of your own pocket once the property is yours. Structural repairs to a chewed wall frame or a bearer run into real money. That is the whole argument for a pre purchase pest inspection Geelong buyers can rely on before the contract goes unconditional.

The house is on a concrete slab. Do I still need a pest inspection?
Yes. A slab stops termites coming up under a floor, it does not stop them at all. They come through slab joints, around plumbing penetrations, up the cavity behind the render and into the frame from there. New estates around Armstrong Creek and Curlewis are slab on ground and we still find activity in them. The roof space, the wall frame and the perimeter are where the inspection focuses on a slab home.
