Building Inspection Geelong | Independent Building Inspectors

Because Every Property Deserves a Closer Look

People book a building inspection for one of three reasons. They are about to buy, they are about to sell, or something in the house has started cracking, sagging or leaking and they want to know how far it goes.

If you have been searching for a building and pest inspection near me, you have found your local inspectors.

Building & Pest Inspection Geelong sends one inspector who covers the structure and the timber pests in the same visit, then writes it up with photographs of every fault worth knowing about.

Most reports land in your inbox the next day. Call 0485 083 974 to pick a date.

Building Inspections for Owners, Sellers and Buyers

A building inspection is worth booking long before a property is on the market. Owners use one to find out what a renovation is going to involve. Sellers use one to fix the obvious faults before a buyer’s inspector lists them. Landlords use one between tenancies. Buyers use one to stop a bad purchase.

We inspect what can be reached and safely assessed, say so plainly when something cannot be, and never guess. No invasive or destructive testing.

Inspections we carry out:

Building and Pest Inspections

Why Choose Building & Pest Inspection Geelong for Your Building Inspection?

The faults that cost owners real money are rarely the ones on show at an open home. Slab and stump movement, a roof that has been patched instead of repaired, water sitting under a bathroom floor, termites working through a wall frame. Those are the things a building inspection in Geelong is for, and they are what we go looking for on every job.

What Makes Building & Pest Inspection Geelong Different?

Our report goes to the person who paid for it and nobody else. No agent gets a copy, no builder gets a preview, and nothing gets softened to keep a sale moving.

One inspector, one visit, one report covering the building and the timber pests. You are not booking two trades and lining up two sets of findings.

Every fault is photographed and described in the words a builder needs to price it. Ring us after you have read it and we will go through the list.

Selling work you did as an owner builder? That needs a Section 137B owner builder report, which we also write.

Building Inspection Geelong FAQs

Should I get a building inspection before I sell?
It is the cheapest way to control what a buyer’s inspector finds. A building inspection before you list gives you a written list of faults while you still have time to fix the cheap ones and price the rest into the asking figure. Sellers in Newtown and Geelong West do this to stop a buyer renegotiating at the last minute over a roof leak or a rotted deck bearer. You keep the report, so nothing is disclosed that you do not choose to disclose.

Can you inspect a rental property I already own?
Yes, and landlords book us between tenancies for exactly that. A building and pest inspection on an investment property picks up the slow damage tenants rarely report: a shower leaking into the subfloor, a gutter that has been overflowing for two winters, termites in a back fence that are three metres from the house. Getting it in writing also helps when you need to argue a repair with a property manager or claim on insurance.

Do you inspect new builds at handover?
That is one of the busiest parts of our week. Homes in the estates around Manor Lakes and Charlemont regularly hand over with flashing left off, drainage falling back towards the slab, wet areas unsealed and roof space work half finished. We inspect before you sign off and give you a defects list with photographs, which is far easier to get actioned while the builder still holds your final payment.

I am in a dispute with my builder. Is a building inspection useful?
A dated, photographed report from an inspector who has no relationship with the builder carries weight in a dispute. We describe each defect, where it is, and what standard or practice it falls short of, without arguing your case for you. Owners use these reports with the builder directly, with their insurer, and with Domestic Building Dispute Resolution Victoria. We do not act as an expert witness or provide legal advice.

What does a re-inspection cost after repairs are done?
A re-inspection is priced well under the original building inspection because we already know the property and are only checking the items on the list. Tell us which faults have been repaired and we go back, look at those, and issue a short report confirming what has been done properly and what has not. Handover clients and owners chasing a builder use this most. Call with the address and we will quote it.

What is not covered by a building inspection?
We report on what can be reached and safely assessed. That leaves out anything behind a wall lining, under a concrete slab, beneath fixed floor coverings, or inside a roof space with no access hatch or too little clearance to crawl. We also do not test appliances, certify swimming pool barriers, value the property or provide engineering calculations. Where access stops, the report says so and explains what that means.

What if the subfloor or roof space cannot be accessed?
It happens on plenty of Geelong homes: a stumped cottage in Drysdale with 300mm of clearance, or a unit in Belmont with the manhole built over. We record it as a restricted area, inspect everything around it for the signs that usually give away a problem underneath, and tell you what it would take to open it up. On older weatherboards that is worth doing, since the subfloor is where termites and moisture show first.

Building inspection only, or building and pest inspection?
Buy the pest half unless you have a reason not to. Termites are active right through Geelong and the western suburbs, and a timber pest inspection in the same visit costs a fraction of what a treatment and a repair costs. A building inspection on its own suits a concrete and steel unit, or a case where you are chasing one specific structural question. For everything else, book the two together.

Whatever the reason you need one, the job is the same: get up in the roof space, get under the floor, read the moisture, check the timbers, and write down what we found with pictures. Then you decide what to do about it with real information in front of you.

Call 0485 083 974 with the address and when you need it done. We will quote the building inspection and book it in.
